"We selected 20 W. Kinzie to bring those three companies together into a business-to-business powerhouse; one creative firm in one location," Greg Holliday, EVP of operations with HSR, tells GlobeSt.com. "We needed a location that will facilitate that, with the way the space is laid out." HSR was represented by Kyle Kamin, SVP with CB Richard Ellis, in the deal, while building owner The Alter Group was represented by Bob Gillespie, also of CBRE.
Built in 2000, the 382,436-square-foot property is currently around 95% occupied. It was designed by Gregory Randall, partner with Chicago-based DeStefano+Partners Inc., and awarded the American Architecture Award by the Chicago Athenaeum Museum of Architecture and Design. The building also houses the 215-bed boutique Amalfi Hotel and the award-winning Keefer's Restaurant.
The property is located in the River North submarket, where occupancy rates are near 88%, according to Grubb & Ellis' Q1 office market report. Asking lease rates in the submarket are around $28 per square foot, according to Grubb's research.
HSR has a staff of 150 employees currently, but needed a space that would support future growth. "There is a lot to do in the River North area, which could help to attract new creative talent," Holliday says. "We anticipate Chicago to be an important, fantastic growth market for us as a business-to-business firm."
