Dubin was represented in the deal by Wayne Caplan and Adam Napp, senior advisors for Sperry Van Ness LLC, while Deena Zimmerman with Helios Realty represented AETC.
"This new location will be the first 24-hour, emergency veterinary practice on Chicago's north side, and will also have a large specialty veterinary practice, including CAT scans, MRIs, oncology and surgery to name a few," Caplan says. "... The north and northwest sides of the city badly need this 24-hour emergency veterinary practice, and they will service many communities with this facility. They picked the Shops at Shoemaker Square for this venture due to the shopping center being centrally located near (Interstate) 90/94, its great visibility, and its outstanding parking facilities."
Developed in conjunction with the 175-unit Shoemaker Lofts Condominiums across the street, the Avondale shopping center is in an under served area for retail, Dubin says, and offers 125 parking spaces as well as more than 300 feet of frontage along Belmont. Located at 3927 W. Belmont Ave. between Milwaukee and Pulaski avenues, the shopping center has asking lease rates around $18 per square feet. When it opens this fall, AETC's new office will serve as an expansion for the practice, which operates another location out of Grayslake.
"The Avondale neighborhood will also greatly benefit from their presence as AETC will employ approximately 50 people in this location," Caplan says. "We would anticipate leasing up the remaining space rather quickly now to tenants who would benefit from co-tenancy with AETC, as well as the other existing tenants."
