Tenant rep Buzz Isaacson, first vice president with CB Richard Ellis' Tucson office says the catalogue company's search for new space began about four months ago, as a lease expiration loomed at its current location. "One thing they were concerned about was having a location that was attractive and convenient to employees," Isaacson tells GlobeSt.com. Centre East, at 7840 E. Broadway Blvd. had the amenities and the parking to satisfy the tenant.
Furthermore, "the company did a zip code analysis of the employees, and a surprising number of them were in close proximity to the project," says Isaacson, who worked with Ted Lyon and Michael Brown of DTZ FHO Partners LLC of Boston, MA to represent Arizona Mail Order Co. The company will relocate to its new digs in July 2009. The company is currently at 3801 E. 34th St.
The lease brings the 1970s, four-building Centre East Office Complex to approximately 95% occupancy. CBRE vice president David A Volk says some creative tenant shifting was performed to make room for American Mail Order Co. Volk, who represented Holualoa, says the deal was arranged so the new tenant has the second floor of three of the four buildings. Though he declined to discuss the lease and TI consideration, he says the quoted ask was $19.50 per square foot, full service.
Volk says Centre East Office Complex began life as a community college campus, and then was purchased in the 1980s by developers who turned it into office space. "The current owners bought this in the early 1990s, and put a lot of money into upgrading it," he explains, adding that Centre East Office Complex was Tucson's first office product to be given an EnergyStar rating.
