"The leasing area is what gave us an audience with Cabot on the management side," explains Kyle Valentine, co-managing partner with Stream Realty's Houston office. "Over time, they recognized we were able to add some value on the management side as well."
Laurie Gajevsky, senior vice president of Stream Realty's industrial property management division tells GlobeSt.com that management activities include monitoring operating expenses to ensure savings are passed to tenants; and staying on top of tenants to ensure they aren't behind on rent. "Staying on top of receivables is huge right now," she explains.
She says that a proactive approach with tenants is in the mix as well. Rather than waiting for tenants to call when a problem crops up, Gajevsky's staff plans regular visits with tenants to make sure things are running smoothly. "At the same time, we're trying to manage owners' expectations by keeping properties full and looking good," Gajevsky remarks.
Transwestern previously had the management assignment. Cabot Properties' Houston holdings include 300 S. Sheldon Rd., 12300 Dairy Ashford Rd., 12320 Cardinal Meadow, 2700 Britmoore Rd., Claymoore Business Park, Northwest Crossing, 5700-5710 Savoy Lane and 9402-9408 North Loop East. Also included are assets between 3400 and 3552 Yale St.; 4007-4264 Greenbriar Dr. 17401-17497 Village Green Drive and Main Park.
