Nexus' new warehouse has access to the Chicago Land Bridge, a half-mile private roadway completed in March 2006 which can be used to transport containers weighing more than allowed on US public activities for imported and exported materials. "The 6510 building gives us exclusive control of the land bridge, which is crucial to our unique ability to handle heavy-loaded containers," Nexus CEO Dean Hansen says.
The property is located in the Interstate 55 corridor, where overall occupancy is around 84%, according to Cushman & Wakefield's Q1 industrial market report. Asking lease rates in the submarket range from $4 to $6 per square foot, according to the research.
