Grant Laughlin, president of Laughlin Commercial Realty Group tells GlobeSt.com that BroadTech's leaders took about a year to find the new space and looked at a lot of buildings during that time in and around the Dallas-Fort Worth Airport Area and east. Laughlin, who represented BroadTech, says ultimately the fact that many of the company's employees lived in the area was what led to the company taking the space at 1401 Lakeway Dr. BroadTech currently operates in 18,000 square feet in the Valwood area of Carrollton, TX.
Part of the deal with Cabot Properties, which was represented in the lease transaction by Ken Wesson and Greg Nelson of Lee & Associates, involved finish-outs to the brand-new building. The quoted lease rate is $3.95 per sf, triple net.
"This is a relatively new building, and another key thing is a lot of the office finish-out we needed was already there," Laughlin remarks. "We didn't want to start this from shell, and this had a lot of bones in place already, that was needed." The new location also offers plenty of parking, he adds.
Furthermore, there is plenty of space for expansion. "They're super-busy and doing great business right now," Laughlin explains. "They do repair and logistics for the cellular industry and have clients like Metro PCS. They'll also be branching out into other electronic repair activities as well."
