"This is a great value in Rosemont in a good location," Benoy tells GlobeSt.com. "It's what we call a Class B+ office building, with good amenities in the heart of the O'Hare market. What's nice is that this complex has a retail concourse between the two towers with amenities including several restaurants."

Global container shipping company Mediterranean signed a five-year deal for 14,000 square feet on the sixth floor, and will relocate 80 employees to the space in July from nearby 10400 West Higgins in Rosemont. Kirkland, WA-based high-speed Internet provider Clear Wireless signed a 10-year lease for the entire 21,000-square-foot second floor, which will open in August as a new office housing 100 employees. Clear Wireless was represented by Mitchell Loveman and Kevin Duckler of Newmark Knight Frank in its deal, while JLL's Gregg Raus represented Mediterranean.

JLL is the exclusive leasing agent for Northwest Plaza, where contiguous space available ranges from 1,400 to 70,000 square feet and asking lease rates are around $22 per square foot, gross. The property is located just north of Interstate 90, and not far from Interstate 294, in the O'Hare office submarket, which Benoy says has an overall occupancy rate in the mid-70s. "Velocity is fairly weak, there are not a lot of deals out there and the ones out there are being pursued very aggressively by many landlords," he says.
