Tom Leathem was the project manager for Principle on both the construction of the recovery center at large, as well as the most recent office build-out. Harris Architects provided architectural services on both projects. Asking lease rates for office space in the southwest suburbs are around $25 per square foot gross, according to Cushman & Wakefield's Q1 office market report.

St. James Recovery Center is the first post-surgical outpatient recovery center of its kind in Chicago's southern suburbs. It offers about 6,000 square feet of patient recovery areas and 9,000 square feet of medical office space. "Principle worked very closely with the client to ensure that the exterior characteristics of the addition would blend seamlessly with the existing facility as well as creating an interior ambiance that was more typical of a day spa rather than a hospital while still providing all the key elements required in a health care facility," Leathem says of the St. James addition.

Sweeney's new office offers nine patient exams rooms, private doctor's office, a conference room, public presentation room, and X-Ray facility. "This project was a perfect collaboration of team effort and client/contractor communication that allowed us to exceed the customers' expectations," Leathem says of Sweeney's office. "As a result we were able to complete the project ahead of schedule and under budget and provide a product over and above what was originally expected."
