"Earth Friendly Products is relocating from Wood Dale, so from an employee standpoint, Addison is pretty close to Wood Dale," Badger tells GlobeSt.com. "The building itself is just around the corner from an exit and entrance to Interstate 355, plus it benefits from lower DuPage County taxes. The building itself had the right combination of office versus warehouse, and works very well for their manufacturing process."
Minuteman had owned the property for more than a decade, and sold it to relocate to a new location in Hampshire, IL. The building, which offers 10,000 square feet of office and distributed power, was built in two stages - the first portion in the mid-1960s with 20-foot clear ceilings, and then an addition in the early '80s with 24-foot clear ceilings. Minuteman originally sought nearly $6 million for the property, but ended up selling it for less than 60% of that.
Earth Friendly Products is moving from its previous location at 855 Lively Blvd. in Wood Dale. The move marks a significant expansion for the company, which was previously located in 36,000 and now has nearly triple that space in its new facility. The company plans to do some renovations and improvements at the building, including upgrades to the electricity, plumbing and sprinkler systems.
The property is located in northern DuPage County, where overall occupancy is around 89%, according to Cushman & Wakefield's recent industrial market report. "That submarket is suffering along with all the rest, there's plenty of vacancy and we had many buildings to choose from," Badger says. "We've been in the market for some time looking for a building that made sense for them, and we got a smoking great deal on this building. I think we hit these guys at the right time and they were ready to move and tired of the vacancy so the timing was right."
