Saratoga has signed on for more than half of the 270,000-square-foot facility, which was built on spec and completed in late 2008. Developed by a joint venture of Chicago-based Equibase Capital Group LLC and Denver-based Corum Real Estate Development, the building was constructed by Morgan/Harbour, which is based out of Woodridge, IL. Dubbed Crossroads Lakes Building I, the property offers 30-foot clear ceilings throughout, abundant parking, an ESFR sprinkler system, offices to suit, and a total of 41 exterior docks and 47 trailer stalls.
The build-out was completed under a tight timeframe, overseen by Ben Warriner and Jay Mumm of Morgan/Harbour with architectural services from Harris Architects. Saratoga is consolidating into the building from a number of other facilities, including one at 200 Wrightwood Ave. in Elmhurst.
The company sought a greater amount of space and newer facilities in its relocation, and chose the Bolingbrook property based on its proximity to Interstate 55, a major distribution corridor. The Interstate 55 submarket has an overall occupancy rate around 89%, according to Transwestern's Q2 industrial market report.
