The destination building on nine acres at 2829 Sea Harbor Rd. was once the home of Dallas Woodcrafts Inc. The facility was also almost overlooked during the search process. Pete Richardson Sr. of Henry S. Miller Brokerage LLC says USA Pallet was ready to take space elsewhere when the 1976 building was brought to the attention of the tenant and Richardson, the tenant representative.
"After all the searching we did, this building came to our attention and fit the needs perfectly of the tenant," says Richardson, who teamed with Drew Richardson to work with USA Pallet. Richardson tells GlobeSt.com the search for space began during the second quarter and encompassed much of the Dallas area. The deal signed with TA Realty Associates Fund of Boston, MA, was a price-driven one, he adds. Jim Brice of Holt Lunsford Commercial represented TA Realty Associates.
Richardson acknowledges industrial rates have come down quite a bit and USA Pallet was "aggressively promoted" by various property owners. There were about four potential facilities that made it to the final round. Ultimately, "this building had the best economics and fit for the tenants," Richardson explains.
