Stream Realty vice president Sarah Payne tells GlobeSt.com that the company competed heavily for the assignment during the two-month interview period. What likely helped, she remarks, was that Stream also is working on behalf of Hines to lease its Chase Tower in the CBD and Citymark in the uptown area. Hines did not return a call by deadline.
Despite the fact the market is in a downturn, Payne anticipates the space is likely to go fast. Stream Realty has had the assignment for less than a week and already has a list of about 10 qualified prospects, she says. The quoted lease rate is $32 to $35 per square foot, plus electricity.
Still, this isn't stopping Payne or Stream Realty colleague senior associate Ryan Collier from implementing an aggressive marketing plan to attract tenants. One tool to do this is the complete walkability of the park. "We're trying to present a unified message for the entire project," she explains. "There's the American Airlines Center, W Hotel, the House and the retail, multifamily and office component of Victory Park. We want to communicate the entire package."
