Dan Lawson, marketing director for Dallas-based Proterra Properties Inc. tells GlobeSt.com that Speed FC's business has grown, which is what sparked the expansion at 10300 Sanden Dr. Lawson represented the tenant in this deal, as well as the deal from a year ago, and says the company had the right of first refusal for the entire space at Northgate Distribution Center Building 18.

"There was no question of their moving elsewhere," he says, adding that future company expansion is uncertain. Speed FC will use the space for expansion of third-party fulfillment services, as well as for a call center and web development services.

A press release from the landlord, represented internally by Jacob Milligan, said Speed FC leases a total of 854,000 square feet in ProLogis companies in Dallas and Columbus, OH. "As businesses worldwide are turning to third-party logistics providers to help achieve heightened supply chain efficiencies, we are pleased to offer those providers and their customers high-quality distribution space in the right locations across the world," said ProLogis first vice president and market officer in a prepared statement. Representatives from ProLogis were traveling and could not be reached for comment by deadline.

Northgate Distribution Center Building 18 was completed in January 2008, and Speed FC signed a first lease in May 2008. The asking rate was $3.30 per square feet, net. Lawson says tenant improvements are minor, consisting of interior light installation and other minor improvement work.
