In the largest of the deals in terms of square footage, Pre-Owned Office Systems Inc., a company specializing in the sale of new and used office furniture, has signed a five-year lease on a 74,695-square-foot industrial property at 9448 Richmond Place in the city of Rancho Cucamonga for $1.8 million. The property is within a strategically located 174,850-square-foot distribution facility, which is occupied by several tenants, according to Greg Sargenti of the Anaheim Metro office of Voit Real Estate Services' brokerage division. Sargenti represented the landlord, 9448 Richmond Building, while the tenant was represented by Jack Whalen of McKinney Travers.
[IMGCAP(2)]In one of two deals in Brea, Ahern Rentals signed a three-year lease for 61,155 square feet at 1295 W. Lambert Rd., where the tenant plans to consolidate operations from Irwindale and Santa Ana. The building ownership was represented by Steve Young, Ian Britton and Brian Cole of CBRE's Anaheim office; Ahern was represented by Chris Migliori of Daum Commercial.
In Tustin, Advanced Components Specialist, a major supplier of parts and machinery for the window covering industry, has signed a 10-year lease on a 55,291-square-foot industrial property at 15651 Mosher Dr. for $4.2 million. Landlord Juniper Properties was represented by Mitch Zehner and Louis Tomaselli of Voit's Anaheim Metro office; the tenant was represented by Wade Tift of Grubb & Ellis.
In Santa Ana, Surefire LLC, a manufacturer of high-end illumination tools and tactical products, acquired a 24,700-square-foot industrial property at 2110 Anne St. from the Leeder Family Trust for $2.8 million. The seller was represented by Mike Hefner of Voit 's Anaheim Metro office; the buyer was represented by Ted Sawyer and Darin McDonald of Lee & Associates.
In one of two Santa Fe Springs transactions, Whynter LLC signed a three-year lease for 14,849 square feet at 12316 Bell Ranch Rd. in a building owned by AMB Property Corp. Both Whynter and AMB were represented by CBRE, with Rick McGeagh and Josh Bonwell representing AMB and Young representing Whynter. The lease brings the 107,000-square- foot building to full occupancy.
In Orange, Deli King bought a 14,000-square-foot industrial building on approximately 45,867 square feet of land at 964 N. Batavia St. from Sparkletts Water Co. for nearly $1.7 million. Sparkletts was represented by Dennis Sandoval and Chris Migliori of DAUM Commercial Real Estate Services. The building will be retrofitted to meet the needs of Deli King, a company now located in Buena Park, which was represented by Rob Socci and Hayden Socci of Voit's Anaheim office.
In the second Brea transaction, a courier service called Sheras Real Estate Group bought an 11,457-square-foot building at 590 W. Lambert Rd. from Tom Easterday for $1.7 million. The seller was represented by Young and Britton of CBRE. The freestanding building includes 6,500 square feet of upgraded office space.
In the second Santa Fe Springs deal, Jose Michael acquired a 6,840-square-foot property at 13922 Dinard Ave. from Dennis Van Denburg for $1.1 million. The buyer was represented by Paul Caputo of Voit's Anaheim office and the seller by Joel McCabe of the McCabe Co.
