"We were pleased to attract this award-winning, fast-growing company as a tenant at our property," Bridge principal Mark Christensen says. "InnerWorkings preferred the central location of Aurora, with frontage on Butterfield Road and access to the Eola Road and Interstate 88 interchange, which will open this fall." The product of joint venture between Bridge and Wrightwood Capital, Park Butterfield offers a total of 412,200 square feet in two buildings - Innerworkings' property as well as the 176,100-square-foot 3565 Butterfield Road.
The park was completed in late 2008 on spec, and both buildings offer 30-foot clear ceilings, multiple drive-in docks, up to 43 dock doors, up to 30 truck parking spaces and 393 car parking spaces. The development secured its first tenant this spring, when a private company leased 32,000 square feet in the smaller of the two buildings. Asking lease rates in the park are around $4.95 per square foot net, Bridge says.
Bridge will build out 5,000 square feet of office within InnerWorkings' space as a part of the company's lease. Bridge was represented in the deal by Steve Connolly, Mark Moran and Dan Wilkins of Oakbrook Terrace-based NAI Hiffman, while Scott Kulberg of Studley Inc. represented InnerWorkings.
The development, which was refinanced earlier this year through Bank of America, is located in the far west industrial submarket in south DuPage County. Asking lease rates in the South DuPage submarket average around $10 per square foot and occupancy rates are near 92%, according to Grubb & Ellis' mid-year industrial market report.
