Silverpop was jointly represented in lease negotiations by Alan Joel Partners/Corfac International and CB Richard Ellis. The building's landlord, Grubb & Ellis Realty Investors worked on its own behalf.
Alan Joel, principal of the firm bearing his name, says bringing two brokerages together to negotiate on a tenant's behalf helped Silverpop exceed its objectives related to occupancy costs and real estate needs. "In a soft market where relatively few large deals are announced, this transaction continues to confirm the attractiveness of Atlanta to those corporations seeking access to a highly-skilled labor pool," says Joel, who also serves as president-elect of the Atlanta Commercial Board of Realtors.
The Silverpop lease expansion now brings the 25-year-old 200 Galleria to 88% occupancy. The 20-story class A building totals 438,000 square feet in the Cumberland/Galleria submarket, with asking rents starting at $21 per square foot.
