Studley's Mark Strauss and Paul Schweitzer represented Oceaneering in the deal. Mike Elardo of Preston Partners represented the building's landlord. Oceaneering is the first tenant in the 6090 Dorsey Rd. facility, Strauss tells GlobeSt.com. Asking rates for space are $6.95 per square foot, triple net.

Part of the deal included a negotiated TI for the company to build out office space there, he adds. 7001 Dorsey Rd. is an office/flex building and Oceaneering wanted a similar set up in its new facilities.

The lease is a a result of the company's growing Advanced Technologies Division – and more immediately, support of a major client's global business, according to Oceaneering's VP of Strategic Business Planning, Charles Young. Oceannering moved into the Hanover facility in 2005, in a transaction also negotiated by Studley.
