Stream Realty's Tim O. Terrell tells GlobeSt.com that the building at 105 Decker Court is 60% occupied, partly because of Liberty Mutual's departure earlier this year. However, some leases in play due to be finalized shortly, could boost that occupancy by 10%.
In the meantime, renovations continue in the building, which was built in 1983. "The building has recently undergone some major renovations, and now we're in the process of doing more," says Terrell, who is working with Stream Realty's Rebecca Rambie on filling up the building. The improvements involve upgrades to the conference center and deli and a possible workout facility. Furthermore, two speculate office suites have been approved by building owner TA Associates.
"We'll improve the appearance of many of the other vacancies," Terrell says, adding that there is one 38,000-square-foot contiguous space available. "The common areas that haven't been upgraded soon will be."
In addition to filling the gaps, Stream Realty is addressing the tenant roll that will occur later this year and into 2010. When it comes to size, Terrell say it'll run the gamut from 1,500 square-foot suites to the 38,000-square-foot block. He says that logical tenants for the building would be those interested in a Las Colinas address and on-site amenities including free parking and on-site property management.
