"There's a certain image that certain tenants look for, and this portfolio has quite a diversity of spaces and great opportunities for class A tenants looking for amenities," Fortuna tells GlobeSt.com. "We're very detailed agents that I think the brokerage community trusts. We both have a lot of experience on both sides of the fence, doing tenant rep for a number of years but also doing landlord rep, and that bodes well for Prime Group."

With 46,000 square feet available for lease, the seven-story Olympian Office Center was built in 1987 at 4343 Commerce Ct. in Lisle and offers an atrium, conference facility, fitness center, food service and on-site management. Consisting of 740, 750, 760 and 770 Pasquinelli Dr. in Westmont, Brush Hill Office Courte was built in 1986 with access to interstates 290, 294, 88 and 355 and has 35,000 square feet currently available. The Atrium at 280 Shuman Blvd. in Naperville has 7,000 square feet available for lease, while Enterprise Center II at 2305-2315 Enterprise Dr. in Westchester is fully leased.

Asking lease rates in the portfolio range from $13 net to $22 gross per square foot. All of the buildings in the portfolio are located in the East/West Corridor submarket, where overall occupancy is around 85%, according to Transwestern's Q3 office market report. "Like all the other submarkets, it's not doing very well, but most of these buildings have done very well in their history and there are opportunities for either smaller suites or a big block," Fortuna says.
