Asking rents at the 13-story property, located near Madison Square OPark, are in the mid $30s per square foot. Financial terms of the deal were not disclosed.

Michael Gambino and Michael Burgio of Cushman and Wakefield represented CHN in the lease. A Newmark Knight Frank team including Michael Dreizen, Sandramara Dussin and Andy Udis represented the Moinian Group.

According to a release, the deal was part of the landlord's "Commissions on Closing" program, offering brokers commission checks upon lease signing. Other availabilities at 60 Madison eligible for the program include the ground floor retail space of 5,500 square feet, the 12,200- square-foot lower level and a full floor of 15,080 square-feet on the sixth floor.

CHN has approximately 300 employees and operates health centers and offices in the Bronx, Brooklyn, Manhattan and Queens. It also operates two mobile health vans that make weekly visits to schools and community organizations in underserved neighborhoods throughout the city.
