The building is owned by 2040 Main LLC and was built in 2000. It is 97% leased, with the law firm of Knobbe, Martens, Olson & Bear LLP as the anchor tenant. Transwestern's Lori Negrete, property manager for 2040 Main, notes that LEED certification is becoming increasingly important for commercial buildings, not only for environmental reasons but also because property owners are finding that LEED certification "provides a market advantage as more companies today are requiring green leases and sustainable practices Transwestern implemented a number of operational performance upgrades on the building after taking over its management.

The 2040 Main St. building was originally developed by the Irvine office of Phoenix-based Opus West as Opus Center Irvine II and was part of a three-building complex called Opus Center Irvine within the 48-acre Irvine Concourse at the intersection of MacArthur Boulevard and Main Street. The other two buildings were the 12-story, 268,000-square-foot Opus Center I and the 13-story, 314,074-square-foot Opus Center III at 2020 and 2050 Main St., respectively.
