These transactions plus a few pending leases -- and a little bit of luck -- could put the building at a 50% pre leased occupancy by the time the shell delivers in January, Doub tells GlobeSt.com. "We are hoping to have another suite signed in the next couple of weeks. Also, within the next few days we are expecting an LOI and the tenant would like to execute within a month after that." Those two transactions could take up another 10,000 to 15,000 square feet, he says. 20 F is also in the running for a two floor, 35-36,000 square foot lease. "We have been told we are one of two finalists for that and the tenant will be making a selection to go to final LOI in the next couple of weeks." If ACS gets that deal, the building will be 50% preleased, Doub says.
Asking rates for the building on a triple net basis range between low to high $30 per square foot. 20 F is constructed on one of the last developable lots on Capitol Hill, a which has a low vacancy rate and high demand for space. Beside the location potential tenants are gravitating towards the 10-story building amenities, Doub says. These include a two-story atrium lobby, a 6,000 square foot conference center, fitness center and a rooftop deck with elevators leading up to it and three bathrooms.
