In a release, Bill Rudin, president of Rudin Management Co., theoperating arm of the Rudin Family holdings, says his company is"delighted that over the years so many of our quality sub-tenants,such as Choice Logistics, ultimately sign on as direct tenants."Choice Logistics had originally signed on at 1 Whitehall with asublease in 2007.

As another recent case in point, the New York Postreported earlier this month that Align Communications, previously asubtenant at Rudin's 55 Broad St., also Downtown, signed afull-floor direct lease of 24,707 square feet. The Post alsoreported that like Choice Logistics, 55 Broad tenant RCN NYCommunications similarly upsized its space from 20,000 square feetto 44,707.

On the Choice Logistics deal, Tom Keating, SVP and director ofcommercial leasing at Rudin Management, represented the buildingownership. A CB Richard Ellis team of SVP David Hollander and firstVP Gregory Kraut represented Choice Logistics. Rudin Managementserves as leasing and managing agent for 1 Whitehall. Financialterms were not disclosed; asking rents for neighboring propertiesin the area are in the low- to high-$30s per square foot.
