This 831,427-square-foot warehouse and distribution facility has around 600,000 square feet of remaining space available for lease, with an additional 24.4 acres for future development.
The property is owned and managed by KTR Capital Partners, a real estate equity fund manager and operating company specializing in the industrial property sector. KTR has made substantial renovations and improvements to the facility, including a new façade, ESFR sprinkler system, expanded truck courts and loading doors, a T5 warehouse lighting system and macadam parking lot.
Additionally, the floors, walls and ceilings have been completely refurbished, and all mezzanines and interior process rooms have been removed to restore clear height and create an open floor plan. According to the company, these improvements are nearly complete, with the building "ready for almost immediate occupancy."
The remaining space at the T-10 Commerce Center is designed to accommodate one or multiple tenants. The building offers Turnpike frontage, ample truck loading, trailer parking and car parking. Additionally, a portion of the facility has 45-foot ceilings, with the balance of the space offering 30-foot clear height ceilings.
This leasing assignment is being handled by Jones Lang LaSalle's New Jersey industrial brokerage team, including Robert Kossar, David Knee, Chuck Fern, Joel Lubin, Bob Sager, Chris Hile and Blake Chroman.
