The top-floor space, totaling approximately 15,000 square feet,will be occupied by 70 employees with US Customs and BorderProtection, a division of the Department of Homeland Security.Other tenants at Miramar are expected to benefit from the enhancedlaw enforcement presence at the office segment of the suburbanmixed-use project, which is being developed in a joint venturebetween New York City-based RockGroup and New Hyde Park, NY-basedKimco Realty Corp.

"Given the current economy, government contracts like this oneare very attractive," Edgar Jones, vice president and regionaldevelopment officer with RockGroup in Miami, tells GlobeStcom."These days, there aren't a lot of tenants with good credit and thegovernment's credit, obviously, is reliable."

Jones notes that this is RockGroup's second government contractin the past year, following the development of a VeteransAdministration clinic in Oceanside, CA. He believes the newrelationships with the GSA will lead to more work with thegovernment going forward.
