"Christus has done a fantastic job of recruiting physicians to the new hospital. We simply filled our first building," explains Jud Jacobs, managing director of Trammell Crow's healthcare development initiative. He tells GlobeSt.com that Westover Hills I, completed in late 2007, was filled slightly ahead of proforma.
"If you look at the demographics in this area, this is an employed population with a lot of insured residents, which is good for the hospital," Jacobs comments. Furthermore, San Antonio itself has fared much better than other cities during the recession. "That particular part of San Antonio is enjoying a lot of growth," Jacobs adds, going on to say that there are already letters of intent on the new building.
Paul Barker with Endura Advisory Group in San Antonio is the leasing agent for Westover Plaza II. Houston-based Tribble and Stephens Co. is the general contractor and locally based MKS Associates Inc. is the architect.
Christus Santa Rosa Health Corp. and Trammell Crow joined forces several years ago to develop the entire 304,000-square-foot medical campus in this western part of San Antonio. Christus owns the hospital, which opened in July 2009, while Partners Health Trust, of which Trammell Crow is a partner, owns the medical office buildings.
