"From a demographic standpoint, this is ground zero," explains Jason Mattox, Behringer Harvard chief administrative officer. "This area hasn't been well-served to-date with this type of venue." Frisco Square is a mix of office, retail and multifamily residential space near Pizza Hut Soccer Stadium and the Dallas North Tollway. The as-yet unnamed Cinemark theater, which will be completed in December 2010, will be located on Frisco Boulevard, one-half block west of Frisco City Hall.
Mattox tells GlobeSt.com that Frisco Square, overall, has had some strong success in the retail and multifamily leasing areas, despite the recession and believes the theater will help further build momentum for the project. "The master plan always aimed for this type of entertainment venue," he remarks.
Behringer Harvard Opportunity REIT I acquired a 70% controlling interest in 48 acres of the project in 2007 from Fairways Group which, in turn, had taken over the entire 147-acre project in July 2005 from Five Star Development Co. The 48 acres has 114 multifamily units, 100,000 square feet of office space and just under 70,000 square feet of retail space. Additional land is available for further development.
