Decatur Crossing II was completed in 2006 and consists of threesingle-story, multi-tenant industrial buildings totaling 140,596rentable square feet, situated on more than 9.1 acres at 6420, 6450and 6480 S. Cameron St.


According to marketing materials regarding the property, it islocated in the Southwest Industrial Submarket in Clark County, thelargest submarket in the Las Vegas Valley with a total inventory ofapproximately 31 million square feet and a vacancy rate of6.9%.


The property is located near the intersection of DecaturBoulevard and Sunset Road, near the Interstate 215 and DecaturBoulevard freeway interchange. The location offers access to theLas Vegas Strip, McCarran International Airport and arearesidential neighborhoods.


The latest Colliers International quarterly report for SouthernNevada's industrial market, for the fourth quarter of 2009, saysthat the industrial vacancy stood at 14.5%, a 1.1-point increasefrom last quarter and a 4.2-point increase from thefourth quarterof 2008. Year-over-year comparisons of industrial vacancy, whichhad been trending downward since the third quarter of 2008,increased in the fourth quarter, but "This does not necessarilymean that recovery is not forthcoming," the Colliers report says."A similar spike in year-over-year vacancy change occurred in thirdquarter of 2003, when the industrial market was heading towardrecovery after the 2001 mini-recession," the report points out.
