Decatur Crossing II was completed in 2006 and consists of three single-story, multi-tenant industrial buildings totaling 140,596 rentable square feet, situated on more than 9.1 acres at 6420, 6450 and 6480 S. Cameron St.

According to marketing materials regarding the property, it is located in the Southwest Industrial Submarket in Clark County, the largest submarket in the Las Vegas Valley with a total inventory of approximately 31 million square feet and a vacancy rate of 6.9%.

The property is located near the intersection of Decatur Boulevard and Sunset Road, near the Interstate 215 and Decatur Boulevard freeway interchange. The location offers access to the Las Vegas Strip, McCarran International Airport and area residential neighborhoods.

The latest Colliers International quarterly report for Southern Nevada's industrial market, for the fourth quarter of 2009, says that the industrial vacancy stood at 14.5%, a 1.1-point increase from last quarter and a 4.2-point increase from thefourth quarter of 2008. Year-over-year comparisons of industrial vacancy, which had been trending downward since the third quarter of 2008, increased in the fourth quarter, but "This does not necessarily mean that recovery is not forthcoming," the Colliers report says. "A similar spike in year-over-year vacancy change occurred in third quarter of 2003, when the industrial market was heading toward recovery after the 2001 mini-recession," the report points out.
