Last November, GSA took 288,255 square feet of temporary space there tohouse 1,200 federal workers while its headquarters was being renovated.It was one of the largest leases in the DC market that year, accordingto Stephen R. Leeds, GSA's senior sustainability officer.
With this expansion, GSA will occupy the entire 329,251 square feet ofoffice space in the building--thus bringing the 1.6 million-square foot phase one of Constitution Square to 99% pre-leased occupancy.
Developed by affiliates of StonebridgeCarras of Bethesda, MD andWalton Street Capital of Chicago, IL, Constitution Square includes OneConstitution Square; Two Constitution Square at 145 N Street, NE, a589,000-square-foot office also fully pre-leased to the Department ofJustice for 15 years; a residential building with 440 luxuryapartments; a 50,000-square-foot Harris Teeter grocery store; a204-room Hilton Garden Inn with upscale meeting facilities; and 30,000square feet of street-level retail space.
The project also calls for an additional one million square feet offuture office, residential and retail development. Darian LeBlanc ofCassidy Turley represented the landlord in the leasetransaction, while Studley's Neil Levy, Julie Rayfield, Todd Valentine andMett Miller represented GSA.
In February, StonebridgeCarras signed on five new retailers atthe Constitution Square project: TD Bank, Potbelly Sandwich Works, TynanCoffee & Tea café, Constitution Café restaurant and Georgetown Valetdrycleaner.
