The project calls for approximately 78,000 square of retail spaceamong up to nine different buildings. There will be two multi-tenantretail buildings around 21,000 square feet and 10,000 square feet. The smaller building will hold a a child care facility, two pad sites designed for full-service banks and fiverestaurant pad sites ranging in size from around 2,900 square feet to 7,500 square feet. The exterior design will have a "main street"feel with red brick construction, multi-color storefront awnings,pedestrian-friendly walkways and outside dining areas.

St. John anticipates healthy demand for the space from retailers vying to serve the current employees at the site, as well as the influx of 5,000 additional workers that are relocating from existing facilities at Fort Monmouth, NJ.

Earlier this month St. John began development on some 135,000 squarefeet of office and R&D flex/office space at GATE--three buildings inall. These include 6245 Guardian Gateway, a single-story, 31,280-square-foot office building and two R&D flex/office buildings: the 51,120-square-foot 6165 Guardian Gateway and 6175 Guardian Gateway, which clocks in at 54,120 square feet. All three are designed to LEED Silver standards.

St. John can build up to two million square feet of multi-story and single-story space. The company was unable to return a call to GlobeSt.com in time for publication.
