"We're seeing more buyers accessing SBA financing to acquire their own building, which is driving an increase in user sales activity," Britton said. "This is has been a theme over the past 60-90 days as institutional owners are now offering their larger buildings for sale to users as an exit strategy due to the continued softness in the leasing market."
Britton was part of a CBRE team including Ben Seybold and Rick McGeagh who represented seller BPG Properties. According to BPG, Advantage will consolidate its business operations from three separate locations in Orange County to 1600 N. Kraemer. Advantage chose 1600 N. Kraemer because it allowed the company to upgrade its corporate image, easily consolidate operations and maintain a location that was accessible to all of Southern California. Most importantly, the building met the power demands of the company's printing equipment with up to 6,000 AMPs of electrical service. In addition, the City of Anaheim has its own local utility company that was able to offer competitive rates to Advantage Mailing, which was represented by Steve Brackman at Ashwill Associates.
The building offered the buyer approximately 55,000 square feet of upgraded office space, following a significant renovation by BPG, which bought 1600 Kraemer and a neighboring 122,000-square-foot distribution building in 2007. "There are very few properties in North Orange County that offer a comparable amount of office space, and as a result, corporate headquarters deals are few and far between within this submarket," Britton pointed out.
