Jed Stirnkorb and Matt Pourcho of CB Richard Ellis are theexclusivemarketing and leasing team for the two-building project onbehalf of thesublessor, Conexant Systems Inc. The two new tenantswho have signed for space at the building are Applied MicroCircuits Corp. and CareFusion. Applied Micro leased 20,000 squarefeet for seven years on the building's first floor, and are Fusionleased the remaining 95,000 square feet for five-years. Thecombined consideration for both leases totals $10.4 million.

According to Pourcho, the team's proactive marketing approachlocated tenants and filled the building. "This building had areputation in the brokerage community as a stale, outdated project.We had to chase these deals and guide the tenants intothebuilding," Pourcho said.

Applied Micro was represented by the late Jim Hughes of NAICapital. The tenant is moving to the new location from a facilityat 6310 Sequence Dr. in the same submarket. CareFusion, which wasrepresented by Steve Holland of CB Richard Ellis' Global CorporateServices, will use the building as expansion space for newhires.
