Jed Stirnkorb and Matt Pourcho of CB Richard Ellis are the exclusivemarketing and leasing team for the two-building project on behalf of thesublessor, Conexant Systems Inc. The two new tenants who have signed for space at the building are Applied Micro Circuits Corp. and CareFusion. Applied Micro leased 20,000 square feet for seven years on the building's first floor, and are Fusion leased the remaining 95,000 square feet for five-years. The combined consideration for both leases totals $10.4 million.

According to Pourcho, the team's proactive marketing approach located tenants and filled the building. "This building had a reputation in the brokerage community as a stale, outdated project. We had to chase these deals and guide the tenants intothe building," Pourcho said.

Applied Micro was represented by the late Jim Hughes of NAI Capital. The tenant is moving to the new location from a facility at 6310 Sequence Dr. in the same submarket. CareFusion, which was represented by Steve Holland of CB Richard Ellis' Global Corporate Services, will use the building as expansion space for new hires.

The second building in the two-building project is located at 9808 Scranton Rd. and has approximately 72,500 square feet that Stirnkorb and Pourcho are marketing for lease.
