MIAMI-Transwestern, owner of the 458,170-square foot DouglasEntrance office complex in Coral Gables, a Miami suburb, renewedfour leases recently for a total of 32,349 square feet. The tenantsare a variety of service providers, one of which has its LatinAmerican Regional Headquarters at the property.

Douglas Entrance is located at the northeastern entrance toCoral Gables and is known for its elegant, Mediterraneanarchitecture. The Puerto del Sol building in this five-buildingcomplex includes the original gateway to Coral Gables built in 1927and is listed on the National Register of Historic Places. Thecomplex features a grand ballroom, conference and event spaces andrestaurants. In 2009, Douglas Entrance received LEED silvercertification for existing buildings. The tenants at DouglasEntrance which renewed their leases are: Starcom Media/Vest Group,Inc., a brand communications and consumer contact organization,which signed a 12,884 square foot lease renewal for the company’sLatin American Regional Headquarters; AccentMarketing, afull-service Hispanic marketing and communications agencyheadquartered in Miami which signed a lease renewal for 12,620square feet; Corporate Education Solutions, an online educationprovider which signed a lease renewal for 3,888 square feet andexpansion of 1,413 square feet for a total of 5,301 square feet,and Enterprise Risk Management, which does information security andinformation systems’ audits for local, national and internationalbusinesses, which signed a lease renewal for 1,544 square feet. TheHouston-based Transwestern, a commercial real estate anddevelopment firm and affiliate of Transwestern Investment Company,represented the landlord in the transactions. The company reportsthat the Coral Gables submarket, which has 5.6 million square feetof office space, has an average vacancy of 20%. The average askingrental rate for the area is $33 to $35 per square foot.
