TWINBROOK, MD-Willco Cos. of Potomac, MD has acquired 12401 Twinbrook Pkwy., a 50,000-square foot retail property located in the Twinbrook neighborhood of Rockville, MD for $5.25 million. The property is situated on a 2.4-acre site and is fully occupied by the national retailer, Guitar Center, Inc. Willco purchased the property with two other local property owners: Fanaroff & Steppa and Don Hinton.

Koob Veneman, who owned and operated Veneman Music Co. for over 20 years until it was acquired by Guitar Center in 2000, sold the property.

With this acquisition under its belt, the three partners have jointly accumulated approximately seven acres of contiguous properties two blocks south of Rockville’s Twinbrook Metro Station, says Brian K. Mistysyn, manager of Acquisitions and Development of Willco. "While the Guitar Center has the rights to occupy the building for several years, we are looking down the road at the potential redevelopment opportunities," he tells GlobeSt.com.

It is far too soon to say for what use the properties would be redeveloped--for example, multifamily or office, Mistysyn adds. "Either could be possibilities but it would depend on where the market is at that point." There are a number of sites poised for redevelopment and adaptive re-use over the next decade at Twinbrook, he also notes, including JBG’s 2.2million-square-foot Twinbrook Station mixed-use project.
