San Diego

Rady Children’s Hospital purchased a two-story, 28,600-square-foot medical office building at Ocean Terrace Professional Center at 3605 Vista Way, in Vista, CA. The acquisition price was not disclosed. CB Richard Ellis Inc. represented the seller, McMahon Development Group. Steve Rosetta of Cushman & Wakefield Inc. represented the buyer. The new facility will provide multiple levels of pediatric care. Located approximately one mile west of Tri-City Hospital, Ocean Terrace Professional Center is a 10-building medical office project totaling 101,000 square feet. The recent building purchase brings the for-sale medical office condominium project to 85% sold with only 15,000 square feet available.

Health Sciences High and Middle School has leased 31,301 square feet of office and classroom space at 3910 University Ave. in San Diego from BR Workforce LLC. The property, leased for sixty months at $3.55 million, will be used for a charter school. The lessee was represented by NAI San Diego. Colliers International represented the lessor.

Los Angeles

Charles Dunn Co. negotiated the $1.6 million sale of an 11-unit multifamily property located at 10940-10944 Moorpark St. The property consists of two separate buildings on a double lot and provides the buyer with future development potential. Home Search Realty in Pasadena, CA, represented the private investors who bought the property.

Lee & Associates-LA North/Ventura Inc., transacted the sale of a 1.24-acre land parcel with three office/industrial buildings totaling approximately 22,000 square feet at 14649 Lanark St. in Panorama City, CA for $3.5 million. The parcel is one of five commercial parcels and nine private homes that the Los Angeles Unified School District is acquiring to build Valley Region Elementary School No. 13. The seller, Gary D. Solazzo, had housed his business, Sola Security of Los Angeles Inc., in one of three buildings on the site, an 11,822-square-foot office building. Two additional industrial buildings of 5,400 square feet and 4,252 square feet had been leased to other tenants. As assembled, the property runs along Cedros Avenue, north to Titus Street and south to Lanark St.

Meredith Corp. signed a six-year, 28,000-square-foot office lease at the Symantec Campus in Culver City. The multi-media publishing and broadcasting company will take occupancy at the property, located at 800 Corporate Pointe, on Aug. 1. The lease will allow Meredith Corp., which is headquartered in Des Moines, to consolidate three of its Los Angeles area offices into one location. Cushman & Wakefield Inc. represented the property’s owner, Spear Street Capital, in the transaction.

Orange County

Regency Centers has leased 20,144 square feet of retail space to Golfsmith at Brea Marketplace, 835 E. Birch St. in Brea, CA. The Brea Marketplace store will feature merchandise including golf club components, a professional line of clubs, shoes, bags, balls, training aids, books, videos, apparel and accessories along with custom-fit golf club technology, plus computerized swing analyzers and golf simulators. Golfsmith is slated to open for business in second quarter 2010. Regency was represented by Studley Inc. and the tenant by Springstead & Associates. Located next to the Brea Mall, Brea Marketplace is a 352,115-square-foot shopping center with a new 158,648-square-foot podium-style Target and a 24,930-square-foot Sprouts Market. Other national retailers include 24 Hour Fitness, Beverages and More, Men’s Wearhouse and T.G.I. Friday’s.

Russell Wudi Family Trust has sold a 28,603-square-foot industrial building for $2.43 million. DAUM Commercial Real Estate Services represented both the buyer, 2390 Railroad St. LLC, and the seller. The property is located at 2390 Railroad St. in Corona, CA.

A 5,750-square-foot retail property located at 8450 Edinger Ave. in Huntington Beach, CA, shed for $1.53 million, representing a cap rate of 6.3% and $266 per square foot. Marcus & Millichap Real Estate Investment Services represented the buyer, a local private investor, and the seller, a private investor based out of Northern California.

Santa Barbara

Paychex Inc., a payroll service company with over 100 locations across the US, has leased 2,618 square feet at 222 E. Carrillo St. in Santa Barbara, CA for its first Santa Barbara County location. Hayes Commercial Group represented Paychex, and represented the lessor, the Towbes Group.

Davis, CA

Forever 21 has signed 38,418 square feet at the Centro Properties Group’s University Mall, located northwest of Interstate 80 and east of Route 113, on the northwest corner of Russell Boulevard and Anderson Road in Davis, CA. Centro Properties Group was represented by Jason Ball and Matthew Berger with Centro Properties Group.

Seattle

Arden Realty, GE Capital Real Estate’s property services company, signed a new lease with long-term tenant Cingular Wireless for a 61,595-square-foot office space in the Seattle market. The property is located at 2300 223rd St. SE in Bothell, WA. It is class-A office space that was built in 1993. Cingular will use the space for its regional back office. Cingular Wireless occupies 155,000 square feet in Redmond, WA, at Willow Tech Center, another building in GE Capital Real Estate’s Arden portfolio. It also leases 66,448 square feet at Canyon Park Commons IV an additional Arden building that is adjacent to the new Cingular space.

Carolina Self Storage has sold a 29,200-square-foot self-storage facility property located in Bellingham, WA for $2.2 million. Marcus & Millichap Real Estate Investment Services’ Seattle office had the exclusive listing to market the property on behalf of the seller, an undisclosed developer. Carolina Self Storage is located at 1712 Carolina St. The property is a 425-unit, 29,200 net rentable square foot stabilized self storage facility built in 2004. The property is situated on 2.33 acres and is comprised of seven separate buildings. The facility is fully-fenced with electronic gate access and is built with all-metal construction. Each unit is individually monitored and alarmed. Approximately 45% of the units are heated or have infrastructure in-place to be heated. The site is fully-paved. A full office and manager’s apartment is also onsite. The facility is open seven days per week and is presently professionally managed.

Las Vegas

South Park Plaza, an 8,000-square-foot retail property at 5645 South Eastern in Las Vegas has sold for $1.55 million on behalf of a private investor. The buyer, a private investor, was undisclosed. The tenant mix, at the property, consists of several small owners ranging from a pizza shop, a nail salon, a title loan broker, a kitchen installer, a scooter dealer, a tattoo shop, a franchised tax preparation service and a wireless phone store.

A Carlton retail strip center consisting of 18,518 square feet, located at the northeast corner of Warm Springs Road and Gilespie, adjacent to the McCarran Rental Car Facility, in Las Vegas is being offered on a competitive real time bid basis. The center includes a gas station, convenience store and full service restaurant. Prospective bidders may bid on individual assets or bidder defined pools of Loan Assets (i.e. individual Loan Assets selected and aggregated by the Prospective Bidder). The prior listing price was $9.167 million.

Updike Distribution Logistics LLC leased 46,970 square feet at 3030 N. Lamb Blvd. #103 in Las Vegas for 12 months from Natomas Creek LLC. Prudential | IPG Commercial Real Estate represented the buyer and seller.

Denver

Hendricks & Partners revealed the sale of the Esplanade, located at 900-910 Washington St. in Denver. The 26-unit apartment community was sold for $1.725 million. The seller was Cornice Properties LLP. The buyer was 900 & 910 Washington St. LLC.
