Purchased from J Street Development in March 2008, the 81-year-old 1111 N. Capitol St. is a 174,058-square-foot flex-industrial building. Plans call for NPR to redevelop it into a 400,000-square-foot officebuilding that preserves some 78,000 square feet of the original historic structure, including frontages on North Capitol and Pierce streets.

Designed by Hickok Cole Architects to meet LEED Gold specifications,the building will incorporate recycled and sustainable materials andenergy-efficient, green technologies. When complete, the building willinclude a 10,000-square-foot data center and technology core, and a100,000-square-foot, open-floor newsroom. It will also feature atheater/production venue for live performances and events, meeting andtraining rooms, an employee lounge, roof terraces and a fitnesscenter.

Construction will begin in fall 2010 and deliver at the end of 2012.NPR will occupy it 2013. Boston Properties is serving as developmentmanager on the project. Balfour Beatty Construction will providepreconstruction services and manage construction.
