LAS VEGAS-The developers of the Tivoli Village at Queensridge say they expect to open the mixed-use project in March next year and have started leasing more than 370,000 square feet of retail, restaurant, entertainment and office space at the project. Tivoli Village is a joint venture of Israel’s IDB Group and locally based EHB Cos. that is designed as a European village.

The developers say the project will open with 30 to 40 retailers, approximately eight restaurants, several on-the-go eateries, and a class A office space. Among the tenants who have committed to the site are family activities center Kidville, gourmet Mexican restaurant Cantina Laredo, contemporary Italian restaurant Brio Tuscan Grille, Mark DiMartino's authentic German eatery Ratskeller and specialty retailer Corsa Collections.

Patrick Done, EVP at Tivoli Village, points out that the project is within five miles of more than 395,000 affluent residents and is "situated in an area with very little comparable retail space." The location is in the Queensridge master-planned community at the intersection of Alta and Rampart. "There are no malls for miles, and there is a concentrated consumer base looking for this type of lifestyle shopping," Done says.

The center will feature pedestrian-friendly streets with cobblestone walkways, scenic landscaping design and amenities such as an integrated below-ground parking structure with direct access to the surrounding shops. Limited above-ground parking and valet areas will also be available.

IDB Group is a diversified business group with assets totaling over US $30 billion. The EHB Cos. is the developer of One Queensridge Place, which will include 219 homes in two 18-story towers in its first phase.
