CHICAGO-A joint venture has hired McShane Construction Co. for the $10 million redevelopment of a historic mixed-use property at 2800 N. Milwaukee Ave. in the Logan Square neighborhood. The venture is made up of Brinshore Development LLC, an affordable housing developer, and the Lester and Rosalie Anixter Center, a non-profit organization dedicated to enhance the ability of individuals living with or at risk of disabilities.

The 90-year-old building, at the six-way intersection of Kimball, Milwaukee and Diversey, had been vacant for more than four years. The venture is developing the 42,000-square-foot property, with a lot of public funding using tax credits and tax-increment financing, into the Hairpin Lofts with 28 rental housing units. The facility will also include four ground-level retail spaces, and the second floor will be reserved for the Logan Square Arts Center.

Jerry Albom, director of residential communities for McShane, says the project should be complete by next March. “We’re starting to see more opportunities for development out there, though getting deals to come to fruition is a different story. There seems to be more things in the pond, but it’s still slow going,” he tells GlobeSt.com.

Hartshorne Plunkard Architecture is providing services for the project, which will have sustainable attributes. The site will have a roof deck patio garden, solar thermal panels for domestic hot water, a geothermal hvac system and recyclable content materials.
