WASHINGTON, DC-The District’s Department of Health renewedand expanded the space it occupies at 899 N. Capitol St., NE(formerly 825 N. Capitol St., NE), taking 150,000 square feetin the two-building Union Square office complex. That representsan approximate 10% expansion of space. Akridge's Ben Meiseland Katie Burton and Cushman & Wakefield's Brian Sullivan andPeter Marcin repped the landlord.

DOH has had offices at Union Square--which is currentlyundergoing a substantial renovation--since 1999. Now itplans to consolidate its headquarters into the buildingoriginally addressed as 825 N. Capitol. The new build-out willtake place on floors one through five while DOH occupiesinterim space on floors six through nine. A total of up to450,000 square feet is expected to be available between thetwo updated structures.

Owned by the CIM Group and managed by Akridge, theproperty’s renovations include new security features, a newlobby, modernized elevators and restroom facilities, a fitnessfacility, and a re-landscaped outdoor plaza.

Last year, the Fenty Administration announced plans to maximizethe space it already owns and consolidate and scale back itsleased office space. It wants to reduce its leased spaceportfolio by approximately 13%, from 3.7 million square feetto 3.2 million square feet.
