WASHINGTON, DC-The District’s Department of Health renewed and expanded the space it occupies at 899 N. Capitol St., NE (formerly 825 N. Capitol St., NE), taking 150,000 square feet in the two-building Union Square office complex. That represents an approximate 10% expansion of space. Akridge's Ben Meisel and Katie Burton and Cushman & Wakefield's Brian Sullivan and Peter Marcin repped the landlord.
DOH has had offices at Union Square--which is currently undergoing a substantial renovation--since 1999. Now it plans to consolidate its headquarters into the building originally addressed as 825 N. Capitol. The new build-out will take place on floors one through five while DOH occupies interim space on floors six through nine. A total of up to 450,000 square feet is expected to be available between the two updated structures.
Owned by the CIM Group and managed by Akridge, the property’s renovations include new security features, a new lobby, modernized elevators and restroom facilities, a fitness facility, and a re-landscaped outdoor plaza.
Last year, the Fenty Administration announced plans to maximize the space it already owns and consolidate and scale back its leased office space. It wants to reduce its leased space portfolio by approximately 13%, from 3.7 million square feet to 3.2 million square feet.
