MENOMONEE FALLS, WI-Actuant Corp., a hydraulic and electrical tool and supply manufacturer, is creating a $30 million, 355,000-square-foot industrial and office headquarters here on two adjacent properties. The company is almost complete with the renovation and expansion of a 275,000-square-foot industrial property, and broke ground recently on an 80,000-square-foot new office headquarters.
A private investor is the developer of the industrial facility, a 17-acre site at 12545 W. Westbrook Crossing. The property was previously occupied by Bemis Manufacturing Co. which consolidated and left the site late last year. This industrial building will house the operations of three of Actuant’s electrical businesses, including a distribution center. The building should be complete in 60 days, says Mark Eaton, president of Beyond Space LLC. Eaton represented Actuant in the complex arrangements.
The new office complex, going in the Westbrook Corporate Center across the street, should be finished by April 2011, Eaton says. The firm is consolidating operations from about 420,000 square feet in seven buildings in the Milwaukee suburbs of Glendale and Butler, he says. “They acquire other companies, and have picked up several buildings over the years. It’s obviously not the most efficient way of operating,” Eaton tells GlobeSt.com about the decision to consolidate.
Locally-based Irgens Development Partners LLC is developing the office, which Actuant will lease for 15 years. The office building, which will house various business segments including Industrial, Energy and Engineered Solutions, will also include a global training center.
The state Department of Commerce is providing a $1.5 million forgivable loan and $1.7 million in tax credits for the entire project. The village is also kicking in about $3 million in tax relief.
