TAMPA-Pride Mobility Products Corp., a provider of motorizedwheel chairs and scooters, based in Exeter, Pennsylvania, signed afive-year lease renewal for 72,000-square feet at the Center PointBusiness Park in Tampa.

The park, which has 400,000 square feet of flex, office andindustrial distribution warehouse space, is located in East Tampaon North US Highway 301, two miles south of Interstate-4. The55-acre park is owned by MetLife Real Estate Investments and is 87%leased.

The 162,400-square-foot building where Pride Mobility is locatedis an industrial, dock-high building with a few thousand squarefeet of office space. It is 100% leased. Out of the seven buildingsat the park, only two are dock high.

The Center Point Business Park was developed in the mid-1980s.Rental rates at the park range from $3 to $4 per square foot triplenet. The common area maintenance costs run about $2 per squarefoot, says, Jeff Lamm, director of leasing at Taylor & Mathisof Florida, LLC who is based in Tampa. He represented the landlordin the lease transaction, while Trace Elrod, vice president atJackson Cooksey, a Dallas-based brokerage firm, represented thetenant.

Center Point Business Park is the recipient of the 2009 OfficeBuilding of the Year Award in the industrial park category awardedby the southern region of BOMA.
