HOLLYWOOD-The Art Institute of California has signed a 10-year lease for 15,250 square feet of office space at J.h Snyder Co.'s 5250 Lankershim Plaza, expanding its total space under lease at the Snyder project to 77,000 square feet. The Institute expects to move into the new space in October following tenant improvements, according to Bruce Geller, director of leasing for J.h Snyder, who represented 5250 Lankershim in the transaction.

The Art Institute of California's Hollywood location is a branch of the Education Management Corp. EDMC is among the largest providers of private post-secondary education in North America, based on student enrollment and revenues, with 98 locations in 30 US states and Canada. Enrollment at the Art Institute of California-Hollywood has far surpassed its previous expectations, driving the expansion at 5250 Lankershim, according to Geller.

The value of the lease was not disclosed. Asking rate for space in the building is $3.25 per square foot per month, full service gross. The Institute was represented by Fischer & Co.

The 5250 Lankershim building is a nine-story, 180,000-square-foot (rentable) Gold LEED pre-cerified third-phase office project component of NoHo Commons, a Snyder development near the North Hollywood MTA Station that also includes a six-story 720-space parking garage adjacent to the office tower. The 5250 building is 48% leased.
