TYSONS CORNER, VA-KBS Realty has inked three leases for a total of 48,571 square feet at 1945 Old Gallows Rd. here. Enterprise Information Systems signed the largest of the three agreements for 25,066 square feet. Earlier leases were signed with Preferred Systems Solutions and NTELX for 14,147 and 9,358 square feet, respectively.
Mark Cummings of MEC Realty Associates represented Enterprise, Dominic Orfitelli of CBRE represented Preferred Systems Solutions and Erik McLaughlin of CBRE repped NTELX.
Enterprise is taking the space in the 164,291-square-foot building for its headquarters operation, moving from 1951 Kidwell Dr. in Vienna, VA, to occupy the entire fifth floor. It is now the seven-story building's largest tenant.
In general in Northern Virginia, there has been an increase in the number of tenants expanding compared to one year ago, according to the latest market figures from CBRE. Indeed, landlords in some submarkets in the state are seeing a marked increase in activity at their buildings leading to a small shift away from a pure tenant’s market.
The overall vacancy rate declined in the second quarter from 14.4% to 14.2%, but remained higher than the 13.9% vacancy rate one year ago, CBRE said. Asking rental rates, for their part, in the closer-in markets are beginning to tighten.
KBS recently acquired a building in Northern Virginia--a 186,734-square-foot office that is 88% and located at 2303 Dulles Station Blvd. in Herndon. It paid $66 million.
