LAKE FOREST, CA-Three office tenants here and in two other Orange County locations have signed leases for more than 52,000 square feet of space, according to brokers who were involved in the deals. The largest of the three recently closed deals was laser manufacturer Trimedyne's headquarters renewal here for 28,700 square feet.

Trimedyne's deal is a multi-year renewal at 25901 Commercentre Dr., according to David Y. Cantwell, a Jones Lang LaSalle executive vice president who represented Trimedyne in the transaction. Trimedyne is a manufacturer of lasers and disposable fiber optic delivery devices for use in a variety of surgical applications including, urology, orthopedics, ENT surgery, gynecology, GI surgery and general surgery.

Cantwell says that Trimedyne "took advantage of the current commercial real estate market conditions and achieved substantial more favorable lease term, saving thousands of dollars.” Terms of the deal were not disclosed. The landlord, a private investor, was represented by Curt Stalder of Lee & Associates.

In a deal in Irvine, Grubb & Ellis Co. reports that Primary Residential Mortgage Inc. leased 15,000 square feet of office space for three years at 2100 Main St. from Morgenstern Property Company LLC. The building ownership was represented by Oliver Fleener and Tim Joyce of the Newport Beach office of Grubb & Ellis. Primary Residential Mortgage was represented by Tom van Betten of Cassidy Turley|BRE Commercial. 

In the third deal, also in Irvine, Wilson Morgan LLP signed an eight-year lease for 8,363 square feet at Main Plaza at 1920 Main St. Wilson Morgan was represented by Jack McNutt of the Newport Beach office of Grubb & Ellis. Rich Essen of Orion Partners Inc. represented the landlord, Shorenstein Realty Services LP.
