HOUSTON-The General Services Administration has signed twolong-term leases totaling 34,510 square feet at 15109 HeathrowForest Pkwy.

The two leases are for the Minerals Management Service and theDepartment of Homeland Security. Both agencies are relocating fromoffices nearby.

The Minerals Management Service will occupy 22,469 square feet,while the Department of Homeland Security will fill 12,041 squarefeet. The agencies will move into their new space early next year,if not earlier, according to Paul Wittorf of Transwestern's localoffice.

Wittorf represented 15109 Heathrow Forest Pkwy.'s owner anddeveloper, Denver-based Urban Group LLC in both lease negotiations.The Minerals Management Service was represented by Brian Weiss andDon Foster of Jones Lang LaSalle, and the Department of HomelandSecurity was represented by Efrem Colmenero of Studley Inc.

Completed in March 2009, 15109 Heathrow Forest Pkwy. is a62,000-square-foot, class A office property. The two-story buildingis located in Interwood Business Park, a 440-acre mixed-usedevelopment near George Bush Intercontinental Airport.

The development is surrounded by a natural habitat of pine treesand has architectural covenants in place that help to maintain thedesign integrity. It houses several large corporate users andfeatures two new hotels within walking distance.

With the two GSA leases, the building is about 56% occupied.Wittorf tells GlobeSt. that 28,000 square feet is still availablein the building, along with building signage. Additionally, UrbanGroup offers turnkey tenant build-outs. The quoted asking rate forthe property is $15.50 per square foot, triple net.
