DALLAS-Architectural firm RTKL Associates has renewed its lease for 62,000 square feet at Republic Center, a complex in the city’s central business district. The property, owned by SMA Equities, is at 325 N. St. Paul St.

Cris Jordan with Transwestern, the manager of the complex, secured the deal with RTKL. “It’s a wonderful time to have a tenant forecast out that far ahead. There is activity for larger tenants in the city, but not as much activity as brokers would like,” she tells GlobeSt.com.

The tenant, which has been in the complex for 10 years, has renewed for 12 years. Jordan says the complex is 82% occupied.

John Crawford, president and CEO of Downtown Dallas Inc., said there has been a trend of recent corporate renewals and expansions in the city. “It is critical that we not only continue to bring new companies downtown, but also to retail those like RTKL, who are an integral part of our community,” he said in a statement.

The complex is made up of Gables Republic Tower, a 36-story mixed-use tower that includes residential. Republic Center Tower II is 53 stories tall, and is office uses. Republic Center Tower II, at eight stories, was added in 1980.
