CINCINNATI-BremnerDuke Healthcare Real Estate has developed a new two-story, 45,136-square-foot (rentable) outpatient facility on Cincinnati’s growing West Side. It will be known as Good Samaritan Medical Center Western Ridge, and is affiliated with Good Samaritan Hospital in Cincinnati, part of the TriHealth healthcare system.

The outpatient center is just the first step in the planned five-building, 34-acre Western Ridge development. Plans call for the future addition of two more two-story medical office buildings (MOBs) totaling 123,975 square feet and two additional freestanding buildings totaling 40,957. Good Samaritan plans to retain one of the MOB sites for future growth while the other lots will be sold for complementary development.

Construction of the new medical center began in July 2009. The new facility is specifically designed to provide “one-stop shopping” for outpatient care. “This project is the anchor site for what will ultimately be the preferred healthcare destination for West Side patients,” says Keith Konkoli, Regional SVP.

The first floor will house a freestanding Emergency Departments (ED) – a 24-hour, full-service, 16-bed facility complete with a helipad. It will also offer 24-hour lab services and comprehensive imaging, including X-ray, computed tomography (CT), ultrasound, dexa scan and shelled space for future magnetic resonance imaging (MRI). The second floor will house a mix of office-based physician practices, including both primary care and specialists.

 

SYLVANIA, OH-Centro Properties Group has brought in a 6,890-square-foot Buckeye Store and More, a retailer of collegiate sportswear, menswear and related accessories, to Starlite Plaza, located north of Interstate 475 and half a mile east of US 23 North on Monroe Street. Dean Skillman with CBRE - Reichle Klein represented the tenant. Robert Saggese represented Centro.

 

CHICAGO-HSA Commercial Real Estate represented the buyer in the recent acquisition of a 75,475-square-foot industrial facility at 9522 Winona Ave., in the Schiller Park neighborhood. The buyer, a private investor group, was represented by Tim Thompson and Brad Borkowski. CB Richard Ellis represented the seller, also a private investor group, in the transaction.

 

WOODRIDGE, IL-Bill Waliewski, SVP with Morgan Realty, recently completed a 5,636-square-foot lease renewal within Woodridge Commerce Centre. Located at 10204 Werch Dr., the 147,000-square-foot incubator industrial complex is owned by Principal Real Estate Investors. Morgan provides the leasing and management for the property. Located within Internationale Centre, situated just south of the full interchange of Joliet Road and Interstate 55, the complex is comprised of three new multi-tenant industrial/flex/office facilities.                                                  

 

CHICAGO-Reed Construction has completed 38,000 square feet of spec suites within the Michigan Plaza building at 205/225 N. Michigan Ave. The company was selected by building management, MB Real Estate, to build-out multiple spec suites on various floors throughout the property. The project included the build-out of perimeter offices, conference rooms and break rooms. The construction also included the replacement of ceiling grid and tile, the installation of new direct/indirect lighting, doors and frames. Owned by Michigan Plaza LLC, the buildings were constructed between 1982 and 1985. The 44-story 205 North Michigan Avenue and 25-story 225 North Michigan Avenue buildings were inspired by world-renowned architect Ludwig Mies van der Rohe. The Michigan Plaza complex features two million square feet of Class-A office space and is located within Chicago’s East Loop area.

 

DETROIT-Steve Hryszko, Vp for the CB Richard Ellis Self Storage Advisory Group represented MW Tolero Holding Corp. in the sale of two self storage facilities in Michigan. The buyer was Amsdell Storage Ventures I LLC and the facilities will be managed by Compass Self Storage. The Premium Self Storage Portfolio consisted of two, class A facilities located at 160 Avon Rd. in Rochester Hills and 40900 Grand River Ave., Novi. The properties totaled 134,246 net rentable square feet with 1,186 units and were built in 2006 and 2005, respectively.

 

PONTIAC, MI-Friedman Real Estate Group Inc. recently negotiated the lease of 4,394 square feet of flex space located at Centerpoint Technology Park, 2001 Centerpoint Pkwy. here. Landlord, Freedom Equities LLC, leased the space to 3-D ETC LLC. The tenant offers high impact training programs with a 3-D video experience to provide participants with a life-like encounter in order to create safety awareness. The park is managed by Finsilver/Friedman Management Corp., a Friedman company. Larry Schultz with Friedman represented the landlord in this transaction.

 

MARION, IA-Alliant Capital LLC has refinanced the Regal Townhomes here. Aaron Abelson, SVP of the Chicago office, closed the transaction on behalf of Rosslare Capital Investments LLC for $7.4 million on a 10-year term and an interest rate of 5.83%. This refinance was completed to remove the existing CMBS loan originally financed in 2003 by Mr. Abelson. The townhomes are comprised of 42 two-story garden and townhome style buildings. Built between 2000 and 2003, the community offers 168 spacious two and three bedroom units.

 

CLAYTON, MO-St. Louis-based Pinnacle Contracting Inc. is managing construction of a new retail store for Simons Jewelers at 8141 Maryland Ave. When owner Simon Katz decided to nearly double the size of his store, he chose to stay on the same block by acquiring a neighboring parcel on Maryland Avenue that previously had housed three separate retail businesses.   While maintaining the historic architectural style of the other structures on the block, Pinnacle is installing new technology including energy-efficient LED lighting and a geothermal HVAC system in the new, 4,600-square-foot space.

 

WALTON, KY-An affiliate of KTR Capital Partners has closed on the acquisition of 40 Logistics Blvd. here. The 543,512-square-foot distribution facility is positioned on 34 acres within the Park South industrial park in the Cincinnati industrial market. The property has direct frontage along Interstate 75 and is approximately eight miles southwest of the Cincinnati/Northern Kentucky International Airport. Completed in 2006 the building is fully leased to GSI Commerce Inc.
