CINCINNATI-BremnerDuke Healthcare Real Estate has developed anew two-story, 45,136-square-foot (rentable) outpatient facility onCincinnati’s growing West Side. It will be known as Good SamaritanMedical Center Western Ridge, and is affiliated with Good SamaritanHospital in Cincinnati, part of the TriHealth healthcaresystem.

The outpatient center is just the first step in the plannedfive-building, 34-acre Western Ridge development. Plans call forthe future addition of two more two-story medical office buildings(MOBs) totaling 123,975 square feet and two additional freestandingbuildings totaling 40,957. Good Samaritan plans to retain one ofthe MOB sites for future growth while the other lots will be soldfor complementary development.

Construction of the new medical center began in July 2009. Thenew facility is specifically designed to provide “one-stopshopping” for outpatient care. “This project is the anchor site forwhat will ultimately be the preferred healthcare destination forWest Side patients,” says Keith Konkoli, Regional SVP.

The first floor will house a freestanding Emergency Departments(ED) – a 24-hour, full-service, 16-bed facility complete with ahelipad. It will also offer 24-hour lab services and comprehensiveimaging, including X-ray, computed tomography (CT), ultrasound,dexa scan and shelled space for future magnetic resonance imaging(MRI). The second floor will house a mix of office-based physicianpractices, including both primary care and specialists.

SYLVANIA, OH-Centro Properties Group has brought in a6,890-square-foot Buckeye Store and More, a retailer of collegiatesportswear, menswear and related accessories, to Starlite Plaza,located north of Interstate 475 and half a mile east of US 23 Northon Monroe Street. Dean Skillman with CBRE - Reichle Kleinrepresented the tenant. Robert Saggese represented Centro.

CHICAGO-HSA Commercial Real Estate represented the buyer in therecent acquisition of a 75,475-square-foot industrial facility at9522 Winona Ave., in the Schiller Park neighborhood. The buyer, aprivate investor group, was represented by Tim Thompson and BradBorkowski. CB Richard Ellis represented the seller, also a privateinvestor group, in the transaction.

WOODRIDGE, IL-Bill Waliewski, SVP with Morgan Realty, recentlycompleted a 5,636-square-foot lease renewal within WoodridgeCommerce Centre. Located at 10204 Werch Dr., the147,000-square-foot incubator industrial complex is owned byPrincipal Real Estate Investors. Morgan provides the leasing andmanagement for the property. Located within Internationale Centre,situated just south of the full interchange of Joliet Road andInterstate 55, the complex is comprised of three new multi-tenantindustrial/flex/officefacilities.

CHICAGO-Reed Construction has completed 38,000 square feet ofspec suites within the Michigan Plaza building at 205/225 N.Michigan Ave. The company was selected by building management, MBReal Estate, to build-out multiple spec suites on various floorsthroughout the property. The project included the build-out ofperimeter offices, conference rooms and break rooms. Theconstruction also included the replacement of ceiling grid andtile, the installation of new direct/indirect lighting, doors andframes. Owned by Michigan Plaza LLC, the buildings were constructedbetween 1982 and 1985. The 44-story 205 North Michigan Avenue and25-story 225 North Michigan Avenue buildings were inspired byworld-renowned architect Ludwig Mies van der Rohe. The MichiganPlaza complex features two million square feet of Class-A officespace and is located within Chicago’s East Loop area.

DETROIT-Steve Hryszko, Vp for the CB Richard Ellis Self StorageAdvisory Group represented MW Tolero Holding Corp. in the sale oftwo self storage facilities in Michigan. The buyer was AmsdellStorage Ventures I LLC and the facilities will be managed byCompass Self Storage. The Premium Self Storage Portfolio consistedof two, class A facilities located at 160 Avon Rd. in RochesterHills and 40900 Grand River Ave., Novi. The properties totaled134,246 net rentable square feet with 1,186 units and were built in2006 and 2005, respectively.

PONTIAC, MI-Friedman Real Estate Group Inc. recently negotiatedthe lease of 4,394 square feet of flex space located at CenterpointTechnology Park, 2001 Centerpoint Pkwy. here. Landlord, FreedomEquities LLC, leased the space to 3-D ETC LLC. The tenant offershigh impact training programs with a 3-D video experience toprovide participants with a life-like encounter in order to createsafety awareness. The park is managed by Finsilver/FriedmanManagement Corp., a Friedman company. Larry Schultz with Friedmanrepresented the landlord in this transaction.

MARION, IA-Alliant Capital LLC has refinanced the RegalTownhomes here. Aaron Abelson, SVP of the Chicago office, closedthe transaction on behalf of Rosslare Capital Investments LLC for$7.4 million on a 10-year term and an interest rate of 5.83%. Thisrefinance was completed to remove the existing CMBS loan originallyfinanced in 2003 by Mr. Abelson. The townhomes are comprised of 42two-story garden and townhome style buildings. Built between 2000and 2003, the community offers 168 spacious two and three bedroomunits.

CLAYTON, MO-St. Louis-based Pinnacle Contracting Inc. ismanaging construction of a new retail store for Simons Jewelers at8141 Maryland Ave. When owner Simon Katz decided to nearly doublethe size of his store, he chose to stay on the same block byacquiring a neighboring parcel on Maryland Avenue that previouslyhad housed three separate retail businesses. Whilemaintaining the historic architectural style of the otherstructures on the block, Pinnacle is installing new technologyincluding energy-efficient LED lighting and a geothermal HVACsystem in the new, 4,600-square-foot space.

WALTON, KY-An affiliate of KTR Capital Partners has closed onthe acquisition of 40 Logistics Blvd. here. The 543,512-square-footdistribution facility is positioned on 34 acres within the ParkSouth industrial park in the Cincinnati industrial market. Theproperty has direct frontage along Interstate 75 and isapproximately eight miles southwest of the Cincinnati/NorthernKentucky International Airport. Completed in 2006 the building isfully leased to GSI Commerce Inc.
